Construction Services
Permitting:
W.J. Driscoll Construction provides
services necessary to file all requests with the local
building authorities and obtain the appropriate project
permitting. The permitting review, and approval process
will be an integral component of the project delivery
schedule.
Scheduling:
W.J. Driscoll will provide a baseline
schedule identifying all work items, project milestones,
and durations. During the course of construction should
the schedule change; a revised program will be forwarded
to the client. As the project progresses, the schedule
will be updated regularly to reflect the progress of
the work performed in the field as compared to the
original baseline schedule. The progress schedule will
be compared against the baseline target schedule. Updates
will be based on input from all relevant team members,
and will incorporate any changes generated by the Owner,
Architect, or field conditions. All progress schedule
updates will be provided to the Owner and Architect.
Changes in Contract Scope:
All changes in Contract scope will be
tracked in a computerized change order log, listing
the status of each change generated during the construction
process. The log will provide a summary of change in
scope information relating to description of work,
associate increases or decreases in Contract value,
and approval status. Once a proposed change value is
approved, the costs will be added / deducted from the
original contract value.
Punch list:
The Owner and Architect will be notified
of progress updates and punch list status with goal
of minimizing scope and quantity of items in the final
punch list, by participating in periodic progress reviews.
The Owner will review work-to-date at previously agree
upon progress milestones. At each milestone a "punch
list" of work items will be developed indicating
outstanding work items. Additional punch list dates
may be arranged at specific phases of project completion.
Post Construction Services
Occupancy Permitting:
In fulfilling the requirements of all
local governing bodies, W.J. Driscoll Construction
will process all necessary documentation and obtain
all final occupancy permits. All occupancy inspections
as well as Owner required inspections for occupancy
are incorporated into the construction program.
Guarantee and Warranties:
W.J. Driscoill requires that all subcontractors
provide appropriate waivers of lien showing that all
wages for labor and invoices for materials and services
for the project have been paid. The subcontractors
shall provide all guarantees and warranties of workmanship
for a period of one year from substantial completion
of all Contract work, as well as provide Owner with
all manufacturers' standard warranties for materials
and equipment.
The appropriate subcontractor under
the direction of W.J. Driscoll Construction will promptly
address any item that requires adjustment or repair
under Contract warranty. |
